Typical In-Person Hawaii Real-Estate Class Curriculum
The first session of class, each student receives their textbook, a 43 page course outline (from instructor’s lecture) for note taking, and an itemized reading assignment for each of the forthcoming class sessions.
Thereafter, the beginning of each in-person class is spent reviewing the previous class’s quiz, and the quizzes at the end of the chapters in the text that were given as the last homework assignment. This is to sharpen student skills in test taking, as well as learning what to look for and ignore in test questions. There is much emphasis in class on becoming ‘test wise’ to prep for the state exam.
The majority of class time is lecture and discussion of the chapters assigned from the previous class, and read by the student as homework.
Attention is given to the more salient parts of each chapter, with examples provided as often as possible. This will reinforce what students have read, and help broaden concepts of new terms and ideas. Particular attention is given to understanding new vocabulary words keyed from each chapter.
The last half hour of each class is spent taking a quiz, which covers the material read from one’s homework assignment given at the last class and all material covered prior to and including the current class.
Although these quizzes do not count towards successful completion of the course, students should attempt to achieve a score of 70% or better, as these quizzes become a yardstick to measure future performance on the Hawaii state exam.
Vitousek Real Estate School and the course materials follow the course curriculum written and required by the Hawaii Real Estate Commission.
Understanding of these areas and concepts is needed for a licensee to enter the real estate field with a basic knowledge enabling you to act with competence and confidence in dealing with most people in their real estate needs as a buyer, seller, landlord, or tenant.
Thus, the following areas of knowledge will not only prepare you for entry level into the arena of real estate, but also to ensure your ability to answer questions to successfully pass the real estate exam.
General real estate areas:
Evidence of title, deeds, mortgages, liens, foreclosure, ownership methods, agency, contracts, escrow, easements, leasing, appraising, and tax aspects of real estate ownership.
Hawaii specific areas:
Land Use Commission, Shoreline Protection Act, Uniform Professional and Vocational Licensing Act, Hawaii Discrimination Act, Hawaii Listing Agreement, Hawaii Sales Contract, Sellers Real Property Disclosure Statement, Grantor/Grantee Index, Bureau of Conveyances, Land Court, Regular System, Conveyance Tax, Hawaii Land Reform Act, Leasehold Disclosure Act, Ohana Housing, Land Use Ordinance, Condominium, and Time Sharing Laws.
